Property Management Services

Tami offers two services, Full Property Management or Tenant Finder Only.

Full Property Management
Tenant Finder Only
  • An analysis of the property including rental comps.

  • Recommend repairs/maintenance as needed.

​

  • Coordinate the prep of the property for ‘move-in’.

​

  • List the property for rent.

​

  • Coordinate all showing appointments.

​

  • Screen tenants

​

  • Process applications including credit check and income verification and references.

​

  • Lease signing

​

  • Enforce all terms and conditions of the lease.

​

  • Collect monthly rent.

​

  • Coordinate repairs and maintenance as needed.

​

Full property management provides full charge bookkeeping services including paying HOA dues, sewer dues and/or any expenses related to the property, at your request. You will also receive full accounting monthly as well as a yearend report to give to your tax preparer.
For Full Property Management Services, the charge is 10% of the monthly rental income plus an administrative fee of $15.00 per month. No upfront start-up fees and you will not start being charged until
the property is rented.

Once the lease is signed and rent is collected, Tami will process the file through our accounting office and deduct our fee which is 50% of one month's rent or $795, whichever is greater. You will then be sent
a check for the remainder of the rent, and a check for the security deposit along with the signed lease. You will also get an accounting statement reflecting all disbursements. Ongoing management is then turned over to you directly.
